Brief

Uskudar is a very dense populated district in Istanbul, Turkey, in the Eastern side of the Bosphorus. It is mostly a residential area with a traditional urban texture. RTA Office together with DOMUS Partners has been comissioned to develop an urban regeneration strategy of an area of about 34 HA. The vision was to upgrade the existing urban life while conserving the traditional living typologies in the area. Te programs to be included were The client, a major developer named Sinpas, needed 9 different possible scenarios of built density.

First scenario is according to the existing masterplan of 200 000 sqm GFA. The second alternative keeps the density of existing situation at 300 000 sqm GFA. The next 7 scenarios gradually increases the built density from 350 000 sqm to 660 000 sqm. For every situation 10 % from the total GFA was reserved for the commercial and public services. In addition to the variation of built density, each scenario had a specific distribution of land to be shared between the local landlord and the developer Sinpas
